    Let's consider whether it is possible to obtain a mortgage without registration in another way.

    Possible bank requirements for a client without registration


    Despite the fact that many financial institutions refuse to issue mortgages without registration, there are a number of institutions that issue such loans. When considering the issue of approving mortgage lending, the bank divides clients without registration into categories:

    • borrowers without permanent registration in Moscow or any other region;
    • potential clients not registered in Moscow, but with permanent residence in another region.

    An important condition is to apply for a mortgage at a bank branch located in the client’s hometown, i.e. in the region where the bank operates .

    If a client rents an apartment under an agreement, but the owner refuses to issue temporary registration, the rental agreement can be taken to the bank. It’s even better to have it certified by a notary.

    An employer can help a qualified and irreplaceable employee and his family and be an intermediary in obtaining a mortgage. The debt will be repaid by the company and will be deducted from the employee’s salary.

    But the term of the mortgage loan is equal to the term of the employment contract. Accordingly, interest rates will be higher.

    Is it possible to take out a mortgage with temporary registration?


    If there is a temporary registration, it must be valid for a year or more . If a citizen rents an apartment through an agency under a rental agreement, you can try to obtain temporary registration through it.

    Some owners are ready to register a tenant in their living space if he is decent and rents an apartment from them permanently. Temporary registration can become an additional guarantee of solvency for the bank.

    You can try to negotiate with one of your relatives or friends . It must be explained that temporary registration will not be the first step towards obtaining the right to own an apartment.

    After registration, the rent will increase, you can compensate it yourself. The bank will check whether the registration is real or not, so there is no point in faking it.

    • are officially employed or have their own company;
    • long-term relationship with the bank: use a debit card, for example;
    • have a guarantee from the employer;

    • documents must show that the borrower intends to live in Russia for a long time;
    • provide a certificate of movement of funds from a bank in the borrower’s home country.

    How not to get rejected?

    If there is no registration, but the client rents an apartment, you need to enter into a long-term rental agreement . Mortgages with temporary registration are issued under more stringent conditions, but more readily than without registration.


    Involving guarantors or co-borrowers with registration will help the client obtain a mortgage. They will become an additional guarantor for the credit institution. As stated above, a mortgage without registration will be issued only after 30% of the down payment of the total cost of the apartment.

    Lack of permanent registration will not always be an obstacle to obtaining mortgage funds in another city . But with registration documents, both small and leading banks will accept a loan application.

    Will they give me a mortgage without registration? Banks are extremely reluctant to issue a mortgage loan without permanent registration of the borrower, since problems with payments may arise, and it is not clear at what address to look for the debtor.
